In the traditional contract realm, Clark Builders offers its clients two strong methods of project delivery: Design-Bid-Build and Negotiated Select Team.

Design-Bid-Build

This traditional method of construction reflects a client hiring a design consultant to work on a direct basis. At this point in the process, design documents are competitively tendered to a number of qualified bidders.

This form of contract can be effective, providing that all documents are a true representation of the Client’s requirements. Inaccurate documents can leave an owner open to costly extras and credits.

Clark Builders’ proven experience and solid relationships in the industry allow your project team to see an “up-front” view of what to expect.

Negotiated Select Team

One method for owners to ensure they retain full control of design and construction is for them to work with selected construction and design partners on a negotiated basis.

When beneficial for the client, Clark Builders will often convert construction management contracts to stipulated sum once construction details and costs are confirmed, ensuring a value-based team approach.
