Known as The Oliver, the J22 Development project is a mixed-use, multi-phase project including retail, office and luxury residential space, as well as an underground parkade. Located along Jasper Avenue, the building has an appealing brick façade and masonry as primary wall cladding. The self-performed metal cladding wraps along the east and west ends of the building, along with a feature wall of composite aluminum panels at the main entrance to the residential tower.
The Clark Builders Architectural Products department was highly involved in this building, from the original design and re-design to the final finished product. An example of one of the value engineering strategies put in place was to move the residential tower's air-vapour barrier and insulation to the "inboard" side of the gypsum sheathing within the steel stud cavity. This greatly effected the overall wall matrix and allowed Clark Builders to close in the building faster, as well as allow more flexibility for winter construction. This collaboration between the Architectural Products department and the project team allowed Clark Builders to deliver a better project and a better bottom line back to the owner.
